33.1%FY2025 state pass rate

Two out of three candidates walk out of the state exam without a license.

That's not an opinion — it's the State of Hawaii's own number. Out of 4,518 salesperson candidates tested in FY2025, only a third passed. Hawaii tests you on things no mainland course teaches: land court vs. regular system, leasehold, Hawaii-specific law and contracts.

Generic national schools teach a generic national curriculum. The exam you'll sit is anything but generic. The school you choose is the single biggest decision you'll make before test day.

Why Abe Lee Seminars

Learn Hawaii real estate from the man who published the book.

Most schools teach from someone else's material. Abe Lee publishes Principles & Practices of Hawaiian Real Estate — now in its 22nd edition and the foundation of this course. He holds a master's degree in education, has developed over 150 real estate projects, and still works the Hawaii market every single day.

More students choose Abe Lee Seminars than any other school in Hawaii. When you enroll, the textbook is mailed to you, the modules follow it chapter by chapter, and every example is a Hawaii example — because the exam is a Hawaii exam.

Questions people ask before enrolling

How long does Independent Study take?

It's self-paced. The state requires 60 logged hours of study, testing, and review — some students finish in a few focused weeks, others spread it over months around work and family. Once you earn your certificate, you have two years to take the state exam.

Do I have to be in Hawaii to take the course?

No. Independent Study works from anywhere — your textbook is mailed to you and the module tests are online. The Live Webinar course is on Zoom, so you can attend from any island or the mainland.

Which course should I choose?

Choose Independent Study if you want to start now and control your own pace. Choose the Live Webinar if you want live teaching, a fixed four-week schedule, and the chance to ask Abe questions in real time. Both are the same certified 60-hour course and both end in the same certificate.

What happens if I fail the course final?

You retake the portion you failed. If you fail a second time, you repeat the course at no extra charge.

What happens after I finish the course?

You submit your study log and proctor certification, receive your certificate of completion by email, register with the DCCA, and schedule your state exam with PSI. The state exam has two parts — pass both at 70% or higher and you apply for your license.

Is this course approved by the state?

Yes — the course is certified for Hawaii's real estate licensing requirements and satisfies the mandatory 60 instructional hours set by the Real Estate Commission.
